Affordable Housing Development Proposed for 10974 W Ratner Street in Sun Valley

A Community of Friends (ACOF) has unveiled plans for a new affordable housing project at 10974 W. Ratner Street in Sun Valley. The 96-unit development, known as an Executive Directive 1 (ED1) project, aims to provide much-needed housing options for the area.

Details of the Proposed Project

The project, located adjacent to ACOF’s Casa del Sol apartments, which were completed in 2020, will replace an existing surface parking lot with a four-story, 100,000-square-foot building. The new development will feature:

  • 96 units: A mix of studio, one-, two-, and three-bedroom apartments.
  • 66 parking spaces for residents.
  • Amenities: A ground-floor recreation room, offices for service providers, and rooftop open space for residents.

The design, led by AC Martin, showcases a contemporary low-rise structure that complements the neighboring Casa del Sol apartments.

Entitlements and Zoning Adjustments

To move forward, ACOF has requested density bonus incentives to allow a larger building than typically permitted under current zoning regulations.

Proximity to Other Developments

The proposed site is strategically located just a block away from another planned affordable housing project by WPH Holdings, LLC at 8025 Vineland Avenue.
